Why Is My Wall Wet?

The short answer: A wet wall usually comes from one of four things: a hidden water leak, condensation, penetrating damp or rising damp. The pattern is the clue. A patch that stays wet whatever the weather often points to a leak, while damp that worsens after rain, sits low with a tide mark, or shows as black mould in cold corners points elsewhere.
Finding a wet patch on the wall is unsettling. The first instinct is often to assume the worst, but the cause is usually one of a handful of common problems, and most of them are fixable once you know what you are dealing with. The hard part is that a wet wall looks much the same whatever the cause, so the trick is to read the surrounding clues rather than the stain itself.

A hidden water leak

The water tracks along beams, pipework or the back of the plaster before it ever shows on the surface, so the damp patch you can see is often some distance from where the water is actually escaping.
The tell-tale sign of a leak is that the patch stays wet regardless of the weather. If the wall is damp during a dry spell, never quite dries out, or feels warm to the touch where a heating pipe runs nearby, a leak is high on the list. A slow, hidden leak can run for weeks before anyone notices, quietly soaking the structure and pushing up your water bill in the background.
Signs a leak might be the cause:

Condensation
Condensation is the most common form of damp in UK homes and the one most easily mistaken for something more serious. It happens when warm, moisture-laden air, from cooking, showering, drying laundry indoors or simply breathing, meets a cold surface and the moisture turns back into water. Walls in cold corners, behind furniture and around window frames are the usual spots.
Condensation tends to be worse in winter and in rooms with poor ventilation. The clearest giveaway is black, spotty mould forming on cold surfaces and in still corners where the air does not move. If the wetness comes and goes with how the room is used, and improves when you open a window or run an extractor, condensation is the likely culprit rather than a leak or a structural fault.
Penetrating damp
Penetrating damp is water finding its way in from outside. Cracked render, damaged brickwork or pointing, a blocked or leaking gutter, a failed window seal or a roof defect can all let rainwater work through the wall and show up inside. Unlike rising damp, it spreads sideways or downwards rather than creeping up from the floor, and it can appear higher up a wall or on a ceiling.
The pattern here is closely tied to the weather. Penetrating damp typically appears or worsens within a day or two of heavy rain, and is often worst when rain is driven against the wall by wind. It does not usually leave the powdery salt marks you see with rising damp. If a patch flares up after a downpour and then slowly fades during dry spells, look to the outside of the property for the way in.
Rising damp
Rising damp is groundwater drawn up through the masonry by capillary action. Most homes have a damp-proof course built in to stop this, but in older properties the barrier can be missing, damaged or bridged, letting moisture climb. It is genuinely less common than the other three causes, despite often being the first thing people suspect.
Rising damp has a distinctive signature. It starts at floor level and usually rises no more than about a metre to a metre and a half up the wall, leaving a horizontal tide mark and often a band of white, powdery salt deposits near the skirting. Crucially, it does not fluctuate with cooking, bathing or the weather, and it does not tend to produce the black mould you get with condensation. If your damp is high on the wall, this almost certainly is not the cause.
Why guessing costs more than testing
The clues above will often point you in the right direction, but the four causes can overlap and a single moisture-meter reading rarely settles the question on its own. This is exactly why so many damp problems are misdiagnosed. Treating a wall for rising damp when the real issue is a leaking pipe behind it solves nothing and leaves the water still flowing.
